One spring we were called to a 1960s ranch in Newington. The homeowners were thinking about selling in a year or so, and a deck board had gone soft under one of them. They told me the house had not been washed in “quite a few years.”
The roof had dark streaks on the north slope. The shaded side of the siding was green. The deck was gray and splintering, and the driveway apron had started to flake. That is the real cost of deferred exterior maintenance: most of it is still cheap to fix, and a little of it is not.
I walked the house with them and sorted everything into three groups. Clean it and it is fine. Clean it and seal it soon. And one small pile that needed a carpenter, not us.
Below are real Hartford area numbers for cleaning versus replacing, which surfaces actually last longer with care, how condition affects resale, and a simple yearly calendar.
What is the real cost of deferred exterior maintenance?
The cost of deferred exterior maintenance is the gap between small routine care and big replacements. A professional house wash costs a few hundred dollars by national averages. In Hartford, an asphalt roof replacement runs about $36,000, vinyl siding about $18,000 and a new wood deck about $20,000, according to the 2025 Cost vs Value report.
| Exterior item | Routine care cost (national average) | Replacement cost (Hartford area) |
| Siding | House pressure wash about $213 to $449 (Angi 2026) | Vinyl siding replacement $18,033 (Cost vs Value 2025, Hartford) |
| Roof | Roof cleaning about $450 to $700 (Angi 2026) | Asphalt roof replacement $36,129 (Cost vs Value 2025, Hartford) |
| Wood deck | Cleaning about $100 to $200 (Angi 2026); staining about $540 to $1,250 (Bob Vila, citing Angi and HomeAdvisor) | Wood deck addition $20,163 (Cost vs Value 2025, Hartford) |
| Concrete driveway | Cleaning about $0.20 to $0.40 per square foot (Angi 2026) | $7 to $13 per square foot, plus $1.40 to $2.30 per square foot removal (HomeBlue, Hartford) |
Routine care does not make anything last forever. What it does is keep you on the long end of each material’s normal lifespan instead of the short end.
Why do small exterior problems get expensive?
Most exterior damage in Connecticut comes down to water plus time. Dirt, mildew, algae, pollen and leaf debris all hold moisture against a surface. New England winters then add freeze and thaw cycles and road salt on top of that.
Wood suffers the most from deferral. Grime and mildew keep it damp after every rain, and damp wood checks, splits, then rots. Painted wood follows the same pattern more slowly, losing paint first at bottom edges and corners.
Unsealed concrete that stays wet and salty through a Connecticut winter starts to scale and spall. Road salt film near busy roads also holds grime on siding and sits on metal railings and flashing.
Roofs and vinyl siding are different. On those, most of what you see is about appearance. The expensive damage there usually comes from the wrong cleaning method, not from waiting.
Newington homes cover a wide range of ages and building materials, and each surface calls for a slightly different approach. A 1950s cape with painted clapboard does not age like a newer colonial with vinyl.
Cleaning now vs replacing later: what each part of the house really costs
Roof: what does a roof cleaning protect, and what does a new roof cost around Hartford?
The Cost vs Value 2025 report for Hartford puts an asphalt shingle roof replacement at $36,129 for its standard project, recouping about 65.1 percent at resale. RoofVista, a roofing marketplace, estimates about $17,000 to $22,000 for a typical 1,700 square foot Greater Hartford home, with a metro average of $18,500.
The projects differ in size and scope, so treat roughly $17,000 to $36,000 as the realistic local band. The InterNACHI life expectancy chart lists about 20 years for 3 tab shingles and about 30 for architectural shingles, assuming normal maintenance.
Now the honest part. The black streaks on many Connecticut roofs are algae, usually Gloeocapsa magma. The Asphalt Roofing Manufacturers Association (ARMA) treats it mainly as a cosmetic issue, and shingle makers quoted by Green Building Advisor say it does not eat the asphalt.
So on most roofs, cleaning is about appearance, resale and inspection notes. I will not tell you a wash adds years to a healthy roof. Where I do see real risk is moss and packed debris on shaded slopes and in valleys, which stay damp long after the rest of the roof dries.
The bigger danger is the wrong method. ARMA warns against high pressure washing and scrubbing, because both loosen and remove granules. That is how a cleaning turns into an early replacement. If it already happened to you, here is what to do after a roof cleaner used high pressure on your shingles.
Our roof cleaning in Newington is a low pressure soft wash with cleaning solutions, done from the safest position for each roof. Angi lists roof cleaning at about $450 to $700 nationally, or $0.50 to $1.00 per square foot.

Siding: does washing make siding last longer?
Cost vs Value 2025 puts vinyl siding replacement in Hartford at $18,033, recouping about 80 percent at resale. InterNACHI lists vinyl siding at about 60 years and aluminum siding at 25 to 40 years or more.
Here is my honest answer for vinyl. Washing mainly protects how it looks and lets you catch problems early, like a cracked panel, a loose J channel or failing caulk around a window. It is not the reason vinyl lasts 60 years.
Painted wood, cedar and older aluminum are another story. InterNACHI lists exterior paint at about 7 to 10 years and caulk at about 5 to 10. A dirty, mildewed surface shortens a paint job, so on the many older Newington homes with aluminum siding or painted trim, regular washing really does stretch the time between repaints.
Where people lose money is high pressure: water forced behind lap siding, stripped paint and cracked vinyl. If paint came off during a wash, here is what peeling paint after a house wash actually tells you.
We soft wash siding for that reason, and our siding cleaning is matched to the material, whether vinyl, aluminum, stucco or cedar. For reference, Angi’s 2026 national average for pressure washing a house is $312, with most homeowners paying $213 to $449.
Deck: when does a gray deck become a deck replacement?
Cost vs Value 2025 lists a wood deck addition in Hartford at $20,163 (recouping 61.8 percent) and a composite deck addition at $25,374 (recouping 82.2 percent).
InterNACHI lists wood deck planks at about 15 years, structural wood at 10 to 30 years and composite at 8 to 25 years. An older National Association of Home Builders estimate also puts a wood deck at about 15 years.
This is the surface where cleaning and sealing most directly change the bill. Gray wood is weathered surface fiber. Left wet and dirty, boards check, split and finally rot.
Bob Vila, citing Angi and HomeAdvisor, puts deck staining at a national average of about $775, typically $540 to $1,250, or roughly $2 to $4 per square foot. Replacing boards, or the whole deck, runs into the thousands.
Back on that Newington ranch, most of the deck was gray but sound. A screwdriver barely went into those boards. A few boards near the downspout were different: the screwdriver sank in easily and the wood came up in wet strings. Those were past cleaning.
Composite and PVC decks are not maintenance free either. Mildew and pollen grow on them, and high pressure can scar the surface.
Angi lists patio or deck cleaning at about $100 to $200 nationally. Our deck cleaning in Newington covers wood, composite and PVC. If you clean wood yourself, read why a deck fuzzes after pressure washing and what to do when stain peels unevenly.
Driveway and walks: what does a new concrete driveway cost in Hartford?
HomeBlue’s Hartford figures put a new concrete driveway at $7 to $13 per square foot unreinforced, or $8 to $14 reinforced. Removing the old slab adds about $1.40 to $2.30 per square foot.
| 24 by 40 foot driveway (960 square feet) | Estimated cost |
| New unreinforced concrete (HomeBlue, Hartford estimate) | About $6,600 to $12,100 |
| Removal of the old slab (HomeBlue, Hartford rates) | About $1,350 to $2,200 |
| Cleaning at $0.20 to $0.40 per square foot (Angi 2026, national) | About $190 to $385 |
InterNACHI lists concrete walks at 40 to 50 years. Freeze and thaw cycles and road salt shorten that on unsealed slabs.
The care side is simple. Clean the slab, let it dry fully, then apply a penetrating sealer before winter. When the concrete is in rough shape, one contractor guide from Concrete Network treats scaling across more than about a quarter of the driveway as the point where replacement starts to make sense.
For driveways, walks and patios, our pressure washing in Newington uses the right pressure for the slab’s age and condition.
Gutters, fences and the small stuff
InterNACHI lists aluminum gutters at 20 to 40 years or more. The gutter rarely fails first; what fails is everything a clogged gutter overflows onto. That makes gutter cleaning the quiet job that protects every other item here.
Wood fences gray and mildew the same way decks do. A fence cleaning before staining makes the stain soak in evenly and last longer.
If you are not sure which of these applies to your house, we are glad to walk it with you. We will tell you what just needs a cleaning, what should be sealed soon, and what is a job for a roofer, carpenter or concrete contractor instead. How does a neglected exterior affect home value and resale?
Buyers notice, inspectors write it down, and both turn into numbers at the negotiating table.
What is curb appeal worth in dollars?
Research from the University of Texas at Arlington found that homes with strong curb appeal sell for about 7 percent more on average than comparable homes in the same neighborhood. The study, led by Dr. Sriram Villupuram and published in the Journal of Real Estate Finance and Economics, found the effect is stronger in slower markets. During the 2008 downturn it reached 10 to 11 percent.
To put that in local terms, Data USA lists Newington’s median property value at about $310,400 (2024). Seven percent of that is roughly $21,700.
Please read that as an illustration, not a promise. Curb appeal includes landscaping and the entry too, but a streaked roof is often the first thing a buyer sees.
How do buyers and inspectors treat deferred maintenance?
Home inspectors commonly note biological growth on roofs and siding, wood rot, failing paint and caulk, and concrete deterioration. Each note becomes a talking point in negotiation.
One Bay Area real estate agent, Seb Frey, suggests that buyers tend to discount a home by at least 150 percent of the estimated repair cost. That is one agent’s guideline from California, not Connecticut data. Still, it matches what I hear from sellers here: buyers price uncertainty generously.
Compared with a repair credit at closing, a cleaning is a small expense. On houses going to market, a clean exterior mostly changes the tone of the walk through.
Which exterior projects pay back at resale in Hartford?
The Cost vs Value 2025 Hartford figures show how much of a project’s cost comes back at sale:
- Steel entry door replacement: about 104.5 percent
- Composite deck addition: about 82.2 percent
- Vinyl siding replacement: about 80 percent
- Asphalt roof replacement: about 65.1 percent
- Wood deck addition: about 61.8 percent
Most big replacements only recoup part of their cost. Stretching the life of what you have, and presenting it clean, is usually the better money. Cost vs Value does not measure cleaning, so I will not claim a recoup figure for a wash.
How much should a Newington homeowner budget for exterior upkeep?
Gallagher, the insurance broker, suggests budgeting about 1 percent of home value each year for maintenance, and up to 4 percent for older properties. At Newington’s median value from Data USA, that is about $3,100 a year, or up to about $12,400 for an older home. That covers all maintenance, not just the outside.
Exterior cleaning is a small slice of that. By Angi’s national averages, a house wash is around $312, a deck cleaning $100 to $200, and a driveway cleaning a few hundred dollars at most.
Insurance is worth understanding here. Gallagher notes that standard homeowners policies typically exclude neglect and gradual deterioration, and cover sudden, accidental losses instead. A deck that rotted slowly is generally the owner’s bill.
When money is tight, this is the order I would suggest:
- Gutters. Water control protects everything else.
- Wood decks, steps and railings. Safety comes first, and wood decays fastest.
- Painted wood and trim. Clean it before a repaint so the paint lasts.
- Concrete cleaning and sealing. Do it before winter, when it matters most.
- Roof and siding washing. Mostly for appearance, inspections and sale.
Landlords and condo associations can use the same order when planning reserves. For multi unit buildings, see our commercial exterior cleaning in Newington and Hartford.
What deferred maintenance looked like on a Newington home
Back to that ranch. Nothing had felt urgent until the soft deck board and the idea of selling came at the same time. We walked the whole exterior together, and I sorted what we found into three groups.
Clean it and it is fine. The vinyl siding, including the green north wall. The roof streaks on the north slope. The gutters, which were packed but sound.
Clean it and seal it soon. The rest of the wood deck, which was gray but solid. The driveway apron, where the flaking was still shallow and limited to the edge near the street.
Needs another trade. The few soft deck boards near the downspout. I told them plainly that no amount of cleaning would bring those back, and that a carpenter should check the framing under them too.
Our crew soft washed the roof and siding, cleaned the gutters and then the deck, and pressure washed the driveway and walks at a pressure suited to older concrete. The homeowners had a carpenter replace the bad boards. Once the new and old wood had dried out, the deck was ready for stain.
Looking back, the expensive part was small. A few boards, not a deck. Some flaking at the edge, not a new driveway. A couple more winters of overflowing gutters on that corner could have changed that.
They decided to keep a yearly wash on the calendar, partly for the sale and partly because, in their words, the house finally looked like theirs again.
What makes exterior upkeep different for Newington and Greater Hartford homes?
Newington is mostly 1950s to 1970s capes, ranches and split levels. Many still have original or second generation siding, aging decks, and long concrete walks and driveways. Those materials reward steady care.
The climate does the rest. NOAA’s engineering weather data for Hartford recorded about 75 freeze and thaw cycles a year. Current Results figures show Bradley International Airport averaging roughly 44 inches of snow a year from 2010 to 2023. Winter is the season that turns deferred items into repairs.
Road salt along the Berlin Turnpike and other state roads also coats siding, metal and concrete on nearby homes.
Shade and humidity matter too. Tree covered lots and north facing walls grow mildew and algae fastest. I see it on almost every street in town, and it is one reason your neighbor’s house may look cleaner than yours even when both were built the same year.
Data USA puts Newington homeownership at about 78 percent, with a median value around $310,400 (2024). Many owners here stay for the long term, so routine care pays off over years, not months. Our house washing in Newington is built around that kind of steady schedule.

A simple yearly exterior maintenance calendar for Connecticut homes
UMass Extension data for Hartford Brainard Field puts the median last spring freeze around April 25 and the first fall freeze around October 10. Those two dates frame most of the windows below.
| Month | Task | Why it matters |
| March | Walk the exterior after the snow melts; note salt crust, roof streaks, soft deck boards and scaled concrete | See winter’s damage early |
| April to May | Spring salt rinse and house wash; driveway and walk cleaning; gutter check | Removes salt and grime before they sit all summer |
| Late May to June | After pollen season, roof soft wash and deck cleaning | Pollen film and spring growth come off once, not twice |
| June to July | Stain or seal clean, dry decks and fences; touch up paint and caulk | Warm, dry weather for coatings |
| Late August to September | Clean and seal concrete driveways and walks | Driest slabs before the first freeze |
| October to November | Gutter cleaning after leaf drop; final rinse of siding near busy roads | Water control and a clean start to winter |
| December to February | Shovel early, use the least ice melt that works, keep gutters and downspouts clear | Less salt and less refreezing |
You do not have to hit every month. The spring wash, summer deck work and fall gutters cover most of it.
Deferred exterior maintenance FAQs
What is deferred maintenance on a house?
It is upkeep that has been put off, such as cleaning, sealing, painting and small repairs, until wear needs a larger fix.
Is pressure washing a house worth the money?
For wood decks, painted wood and concrete, cleaning and sealing directly protect the material. For vinyl siding and roofs, it mainly protects appearance, inspection results and resale. The method matters as much as the cleaning, which is why we soft wash roofs and siding.
How much does a new roof cost in the Hartford area?
RoofVista estimates about $17,000 to $22,000 for a typical 1,700 square foot home. The Cost vs Value 2025 standard project in Hartford comes to $36,129.
Does roof algae damage shingles?
The roofing industry treats it mainly as discoloration, and manufacturers say the algae does not eat asphalt. The bigger risk is cleaning it with high pressure or scrubbing, which strips granules from the shingles.
How long does a wood deck last?
InterNACHI’s chart lists about 15 years for wood deck planks, longer with regular cleaning and sealing.
Does deferred maintenance lower home value?
Buyers and inspectors price it in. University of Texas at Arlington research links strong curb appeal to about a 7 percent higher sale price on average.
Does homeowners insurance cover damage from neglect?
According to Gallagher, standard policies typically exclude neglect and gradual deterioration. They are written to cover sudden, accidental losses instead.
How much should I budget for home maintenance each year?
A common guideline from Gallagher is about 1 percent of home value a year, and up to 4 percent for older homes. Exterior cleaning is a small part of that total.
