A fence post that gave way during a wash was already gone. The water did not rot it, it carried away the soft decayed fiber that had been hiding the failure at the soil line. Two things to do right now: stop washing that section, and probe every other post at ground level before you do anything else.

The Short Answer: The Wash Found the Rot, It Did Not Cause It
Pressure washing does not rot a fence post. It reveals rot that was already there. Decayed wood at the soil line turns soft and punky, and even low pressure water will carry that failed fiber away, opening a hole or letting the post move. If a post broke during cleaning, stop washing that section and probe every remaining post at ground level with a screwdriver before you do anything else.
Sound wood does not blow out under a wide fan tip. Not old sound wood, not weathered sound wood, not grey sound wood. It gets clean and it stays put.
What failed was material that had already lost its structure. It had the consistency of wet cardboard and it was being held in place by nothing but the dry crust around it and the fact that nobody had leaned on it lately.
We know that is not how it feels when you watch it happen. Watching your wand punch a hole in your own fence is a bad thirty seconds. But the hole was already there. You just removed the lid.
What “Punky” Actually Means
Decay fungi feed on cellulose, the structural material that gives wood its strength. As the USDA Forest Products Laboratory’s Wood Handbook explains, decay organisms break down the wood’s cell structure over time, and what is left behind is a soft, brown, crumbly fiber that holds water like a sponge and carries almost no load.
Push a thumbnail into it and it gives. Squeeze it and it compresses.
That is punky wood, and it is the single most useful word on this page, because once you have felt it you can never mistake it for sound wood again.
A Newington Cedar Run That Told the Truth
Late May, a cedar privacy fence along a shaded property line in Newington. A mature maple on the neighbor’s side means that run never gets full sun, and the north face carries a dark green black film every spring.
The homeowner had already done one pass himself with a consumer machine before calling us, and he was not happy with the result. That is the call we get most often, and it is a perfectly reasonable one.
Before starting anything, Roman walked the line and probed at grade. Standard practice on every fence we clean, and it takes five minutes.
The third post took a long flathead screwdriver past the shank with thumb pressure alone. No hammer, no leverage, just a thumb.
Two more posts down the line did the same.
The tells were all there once you looked for them. Mulch bermed up against the post bases from years of topping up the bed, holding moisture right in the worst place. Soil around each post settled into a shallow cup instead of crowned away. The dark wet staining on the north face that never dried out even in a good week.
Roman knocked on the door before touching the machine. That conversation is easier before you wash than after.
Three posts on that run were failed. The other nine probed sound, and they got cleaned normally at low pressure and looked good afterward. Rot is post specific, and that is worth knowing before anybody starts talking about a new fence.

Why Fence Posts Almost Always Fail in the Same Narrow Band
Pull a failed post out of the ground and you will usually find something that surprises people. The top is solid. The bottom is solid. And somewhere in a band of roughly three to six inches straddling the soil line, the post has narrowed into a rotted waist like an hourglass.
There is a clean reason for that.
Decay fungi need four things at the same time to thrive: wood, moisture, oxygen, and moderate temperature. Remove any one of them and the process slows dramatically or stops.
Above grade, the post has plenty of wood and oxygen, but it dries out after rain. Sun and wind take the moisture away.
Below grade, there is plenty of wood and permanent moisture, but the soil restricts oxygen. Deep in compacted till, there simply is not enough air.
At the soil line, all four line up continuously. Moisture wicking up from the ground, free oxygen from the air, wood, and whatever temperature the season provides.
That narrow band is where your entire fence lives or dies, and it is the only part most people never look at.
Why the Buried Part Often Looks Fine
This is genuinely counterintuitive, and it catches out most homeowners.
The instinct is that deeper means wetter means worse. If the post is rotten at the surface, surely it must be worse underneath.
It usually is not, because of the oxygen limit. A post can be perfectly solid eighteen inches down and completely destroyed at four inches down.
Practical consequence: when you pull a failed post, do not judge the fence by what came out of the hole. Judge it by what the probe tells you at grade on the posts still standing.
What Connecticut Adds to the Equation
Four local factors stack the deck against a fence post here, and none of them show up in national content.
Our soil holds water. Much of Hartford County sits on glacial till with a heavy silt and clay fraction. It does not drain, it stores. A post hole in that material acts as a small reservoir, and the water is sitting exactly where you least want it.
Frost works the post loose. Central Connecticut delivers roughly a hundred or more freeze thaw cycles in a season. Each one heaves the soil slightly and lets it settle back. Over years that motion opens an annular gap between the post and whatever is around it, and that gap funnels surface water straight down to the base.
The canopy keeps everything damp. Mature oak and maple over the property lines in Newington, Wethersfield and West Hartford means a lot of fence runs stay shaded well into the afternoon. Shade plus humidity means the base never fully dries between rains.
Street side fences take salt spray. Town plows throw treated slush onto anything within range all winter. Salt does not rot wood directly, but it keeps the base wet and chemically loaded through every thaw, and it eats the fasteners while it is there.
The Number One Cause: The Wrong Pressure Treated Post
If a post failed at six to ten years, it was almost certainly the wrong lumber, not bad luck.
Pressure treated lumber is sold under a Use Category system, and the ratings mean genuinely different things. The American Wood Protection Association maintains the industry standards behind these ratings, and it is worth knowing the differences before you buy.
UC3B is above ground exterior. Rails, pickets, deck boards, anything that gets wet and then dries.
UC4A is general ground contact. Designed to sit in soil.
UC4B is heavy duty ground contact, intended for critical structural applications or places where replacement would be difficult.
The retention level, meaning how much preservative is actually in the wood, differs substantially between them.
Here is the practical problem. A stack of 4x4s at a big box store can contain more than one rating, tagged differently, at similar prices. If somebody grabbed the wrong bundle, or bought whatever was on the top of the pile, an above ground rated post went into the dirt.
That post was never designed for soil contact. Failing in six to ten years is not a defect. It is the product doing exactly what its rating said it would do.
Check the end tag on any post you buy. If it does not say ground contact, it does not go in the ground.

The cedar note deserves emphasis, because cedar has a reputation that only applies to part of the tree. Cedar heartwood, the darker material from the middle of the log, genuinely resists decay. Cedar sapwood, the pale outer material, does not. Most commodity cedar posts contain a good deal of sapwood, so a cedar post in the ground is often a shorter lived choice than a properly rated treated post.
The Concrete Collar Problem
Here is the part that contradicts what most people believe.
A concrete collar is not automatically protection. Poured badly, it is the reason the post failed.
The failure mode works like this. Concrete gets poured around a post and finished flat, or worse, slightly dished, right at grade. There is no gravel underneath. As the wood dries and shrinks and the concrete cures, a thin annular gap opens between them.
Rain runs down the post, into that gap, and lands on a concrete shelf that has nowhere to drain. The post is now standing in a cup.
Every rain refills it. Every freeze expands it. The wood at the bottom of that cup never sees a dry day again.
Concrete is not the enemy. Concrete with no drainage path and no crown is.
A Wethersfield example. A homeowner had poured a fresh collar around a post that felt soft, two seasons before we saw the fence. The reasoning was sound on the surface: the post wobbles, so stabilize it.
When that post finally came out, the top of the collar was flat and slightly dished, holding a shallow ring of standing water. The wood inside it was wet to the touch in August, in a dry stretch, with no rain in days.
The concrete had not caused the original rot. What it had done was guarantee that post would never dry out again for the rest of its life.

Check Every Post Today: A Five Step Field Protocol
Twenty minutes, a long flathead screwdriver and a hammer. Do this before you decide anything.
1. The Screwdriver Probe at Grade
Push a long flathead into the post right at the soil line, on all four faces, using firm thumb pressure only. No hammering, no leaning.
Sound wood resists. You will feel the point stop.
If it sinks about a quarter inch, that post is compromised. If it sinks an inch or goes in past the shank, that post is failed.
Do this on every post, not just the ones that look bad. Appearance at eye level tells you nothing about the base.
2. The Push Test
Two hands at chest height, steady progressive pressure, and watch the base rather than the top.
Movement at the soil line while the rails stay tight means the post itself is failing.
Movement of the whole assembly, post and rails together, is a different problem, usually loose fasteners or a whole section shifting.
3. Sounding With a Hammer
Tap up the post from the base with a hammer, listening as you go.
Solid wood rings tight and bright. Decayed wood thuds dull and dead. The point where the pitch changes tells you roughly where the void starts and ends.
4. Look for Fruiting Bodies and Staining
Mushrooms or shelf fungus growing at the post base mean the decay is mature and well established. That is not an early warning, it is a late one.
Also look for dark wet staining that never dries, sawdust like frass from insects that move into softened wood, and soil that has settled into a cup at the base.

That last note matters. When a Post Spur Is Honest and When It Is a Band-Aid
A driven spur is a legitimate repair in the right conditions. Clean soil with no buried concrete, and a post that is genuinely sound from a few inches above grade upward.
In compacted glacial till with an old collar still in the ground, which describes most Hartford County fences, the spur will deflect as you drive it. You will fight it, it will end up out of plumb, and the bolted connection will work loose because it is transferring load through a post that is still decaying above the repair.
Worth trying on one post in good soil. Not worth planning a fence around.

Full Replacement Is Usually the Right Answer
We do not install fences, so there is nothing in this for us. Here it is anyway.
If a post is genuinely failed, and it is one of several the same age set the same way, replacing it properly buys you two decades. Patching it buys you three years and you will be back here.
The exception is a fence that is close to the end of its life across the board. In that case, spending real money on individual posts is putting good work into a run you will replace soon anyway.
The Steel Post Conversion
A galvanized steel post, or a wood post on a steel post base sitting above a concrete footing, takes the wood out of the ground completely.
No wood at grade means no decay at grade. It ends the problem rather than delaying it.
Two honest trade offs. It costs more up front, and it changes the appearance of a wood fence, especially with visible bases. On a chronically wet run that has eaten two sets of posts already, it is usually the right money.
How to Set the New Post Correctly in Connecticut
If you are replacing a post, these details are the difference between eight years and twenty five. Depth and the Frost Line
Central Connecticut design frost depth is commonly taken as roughly 42 inches, and that is the figure builders here generally work to.
Treat that as approximate rather than as a rule you can quote. Confirm the depth that applies to your lot with the Newington building department, or your own town’s building office, before you dig. Requirements and interpretations vary.
There is also a practical rule of thumb worth knowing: roughly one third of the post length below grade. On a six foot privacy fence in Connecticut, the frost consideration usually governs and ends up being the deeper of the two numbers.
Going shallower than frost depth is how you get a fence that looks fine in November and is visibly out of plumb in April.
Gravel Base and Drainage
Four to six inches of compacted crushed stone in the bottom of the hole, under the post.

Backfill: Gravel and Tamped Soil, or Concrete
Both work. They work differently.
Gravel and tamped soil drains freely, keeps the post dry, and makes future replacement straightforward. The trade off is less lateral rigidity, which shows up on tall privacy panels that catch wind like a sail.
Concrete gives real rigidity, and it is the right call on six foot privacy runs and gate posts. But it only works long term under two conditions: it sits on a gravel base so water can escape downward, and it is crowned above grade so water sheds away from the post.
Crowned means sloped, like a small dome, with the high point at the post and the concrete falling away in every direction to grade.
Never leave the collar flat. A flat collar is a shelf, and a shelf holds water. That single detail is the difference between the two Wethersfield outcomes described earlier.

Treat the Cut Ends
Short section, disproportionate importance.
Pressure treatment penetrates the outer shell of the lumber. It does not saturate the core. When you cut a post to length, you expose untreated interior wood.
And the cut end is almost always the end you put in the ground.
Brush a copper naphthenate end cut preservative onto every cut surface and let it soak in properly before setting the post. It takes two minutes.
Skipping it undoes the ground contact rating you paid for, at the exact point where you needed it most.
Property Lines and Town Rules
Before you replace a run rather than a single post, confirm where the line actually is.
Plenty of Hartford County lots from the 1950s and 60s have fences that were set by a neighbor on an assumed line decades ago. Replacing a post in the same hole is one thing. Rebuilding a run is a good moment to know for certain.

Above that range you are not cleaning, you are eroding. The soft spring growth washes out from between the harder grain lines and you are left with a furrowed, fuzzy surface that holds dirt worse than it did before you started.

Let the Chemistry Do the Work
Apply an appropriate cleaning solution, give it real dwell time, agitate gently where the growth is heavy, then rinse at low pressure.
The solution removes the mildew and organic film. The water only carries it away. That is soft washing, and on a fence with any age on it, it is the only sensible approach.
Never Wand the Ground Line
This is the rule that would have prevented most of the calls we get.
The bottom six inches of a fence is exactly the band where decay lives. It is also where the mud splash, the mildew and the darkest staining are, which is precisely what tempts people to hit it hardest.
Do the opposite. Clean the bottom six inches with solution and a soft brush by hand, and keep the wand away from it entirely.
Stain or Seal After, and Time It Right
Let the wood dry properly first, which after a wash means several dry days in our humidity.
The working window in Connecticut runs roughly April through early November. Below about 40 to 45 degrees most sealers stop curing correctly, so a late season job is usually a wasted one.

The General Principle
Two different situations, two different answers.

That is not a defensive measure aimed at customers. It protects you as much as it protects us, because it means nobody is arguing from memory three weeks later about whether a post was already soft.
