Hartford County Home Sales and Pre Listing Cleaning Demand

Table of Contents

very spring, I notice Hartford County home sales on our own calendar before I read about them anywhere. In late winter the calls are mostly about green siding or a gutter that spilled over.

Then, around March, more callers open with the same line: “We are putting the house on the market.” Some are sellers. Some are listing agents with a couple of houses coming up close together in Newington, Wethersfield and Hartford. Almost all of them already have a photo date.

I got curious about why that rush lands in such a short window. So I went to the numbers the local Realtors publish.

I am not a real estate agent or an economist. What follows is what the published data says, with the source and month named each time, and what it looks like from a cleaning crew’s side.

Hartford County Home Sales at a Glance (2025 to 2026)

Hartford County home sales are steady in volume and rising in price. Greater Hartford single family homes sold for a median $491,000 in August 2026, up 11.6 percent from a year earlier, with about 19 days on market. Inventory remains tight, and new listings peak from April to June.

Those August figures come from the Greater Hartford Association of REALTORS August 2026 release, still its latest when I checked in October 2026.

Why Do Hartford County Housing Numbers Differ From Site to Site?

No two websites agree. That confused me until I looked at what each one measures.

  • GHAR reports “Greater Hartford,” and it splits single family homes from condos. Its area is not the same as Hartford County.
  • SmartMLS based recaps, like the Lamacchia Realty mid year report, cover Hartford County. Some combine all property types and use average price.
  • Redfin reports Hartford County across all home types and uses medians from its own data.
  • The Warren Group counts county sales from recorded transactions.
  • Zillow and Realtor.com often report the Hartford metro area (Hartford, West Hartford and East Hartford), which reaches beyond the county.
  • City of Hartford pages show much lower prices, because housing inside the city differs from the suburbs.

So a GHAR single family median will sit well above a Redfin all types median. Neither is wrong. The rule I use now: compare a source with itself over time, not one source against another.

Median or average: which price should you look at?

The median is the middle sale. The average adds every price and divides, so a handful of expensive sales can pull it up.

Lamacchia Realty’s mid year 2026 recap, based on SmartMLS data, puts the Hartford County average at $440,705 for the first half of 2026, all property types. GHAR’s median for Greater Hartford single family homes, January through August 2026, is $450,000. Different methods and areas, same direction: prices are higher than a year ago.

How Many Homes Are Selling in Hartford County?

For full year 2025, The Warren Group reported 6,643 Hartford County single family sales, up 1.8 percent, with a median of $385,000, up 6.9 percent (reported by The Commercial Record in January 2026). The same report listed 2,135 condo sales at a $275,000 median, labeled Greater Hartford.

GHAR’s own full year 2025 numbers for Greater Hartford single family homes:

  • Closed sales: 4,757, down 1.3 percent from 4,822 in 2024
  • Median sales price: $418,000, up from $395,000
  • New listings: 5,629, unchanged from 2024
  • Days on market: 19, down from 20

For 2026 so far, Lamacchia Realty’s July 2026 recap shows Hartford County sales for the first half of the year at 3,469, down 6.9 percent from 3,728. Homes listed came in at 4,781, against 4,928 a year earlier.

GHAR’s single family figures through August 2026 tell a similar story: 3,072 closed sales against 3,133 (down 1.9 percent), 3,219 pending sales against 3,248, and 3,975 new listings against 3,957.

My plain reading: sales are flat to slightly down while prices climb, which suggests the limit is how many homes come up for sale, not a lack of buyers.

Are condos following the same pattern?

Not quite. In August 2026, GHAR reported a Greater Hartford condo median of $290,000, down 3.3 percent from $300,000.

Condo inventory rose 9.3 percent to 235 units, closed sales fell to 123 from 158, and days on market moved to 17 from 14. So condos are loosening a little while single family homes stay tight. When a unit competes with more listings nearby, a clean building helps it stand out in photos.

What Are Homes Selling For in Hartford County?

GHAR put the Greater Hartford single family median at $491,000 in August 2026, against $440,000 in August 2025.

Redfin’s Hartford County page, for September 2026 and all home types, shows:

  • Median sale price: $399,107, up 6.4 percent year over year
  • Homes sold: 817, up 1.0 percent
  • Sale to list ratio: 103.8 percent
  • Homes sold above list price: 69.0 percent
  • Homes with price drops: 14.1 percent
  • Median price per square foot: about $241

The national rankings point the same way. Zillow named the Hartford metro its hottest housing market for 2026, as reported by National Mortgage News in January 2026. Zillow said values rose 4.3 percent in 2025, forecast about 3.9 percent growth for 2026, and found 66.4 percent of homes sold over asking, with 16.5 percent taking a price cut.

Realtor.com also ranked Hartford, West Hartford and East Hartford first among its top housing markets for 2026, according to NBC Connecticut in December 2025. That report said about half of recent searches for the area came from out of state buyers.

So is it a seller’s market? By these measures, yes. Buyers are competing, and they still notice which houses look cared for. I cannot put a dollar figure on a clean house, and I will not try.

How Fast Do Homes Sell in Hartford County?

GHAR reports average days on market for Greater Hartford single family homes: 33 days in February 2026, 15 in July 2026 and 19 in August 2026.

Redfin reports a median instead, and its Hartford County median for September 2026 was 31 days. Average and median are different measures, so I would not set them against each other. For broader context:

  • NAR’s 2025 Profile of Home Buyers and Sellers, summarized by Virginia REALTORS in December 2025, puts the national median at four weeks on market.
  • HomeLight’s Connecticut article from June 2025 says homes in the state generally sell within about 28 days, per Smart MLS, against about 50 days nationally, per FRED.

Here is why that matters for preparation. If a well priced house goes under contract in two to four weeks, there is no time to wash, paint or tidy after the listing goes live. Whatever the house looks like on day one is mostly what buyers decide on.

Is There Enough Inventory? Why Supply Shapes Seller Decisions

GHAR’s single family inventory for Greater Hartford was 446 homes in February 2026. By August 2026 it had climbed to 781, which was up only 0.4 percent from August 2025.

Zillow, in its January 2026 ranking, said Hartford metro inventory was down 63 percent from 2018 to 2019 levels. That was the deepest drop among its top ten markets.

In GHAR’s January 2026 release, CEO Holly Callanan said: “Fewer new listings and limited inventory, which is typical for the winter season, seem to be pushing prices higher.” In the February 2026 release, she added: “Until more houses are on the market, affordability will continue to be an issue.”

Low supply helps sellers. But buyers who do have options compare them closely online, and condition still separates one house from the next.

When Do Homes Get Listed and Sold in Greater Hartford? The Seasonal Pattern

This is the part that explained our spring calendar to me. Here are GHAR’s 2026 single family figures for Greater Hartford, from each monthly release.

Month 2026New listingsClosed salesInventoryMedian priceAvg days on market
January284257488$400,00027
February253254446$383,50033
March390245477$411,50029
April590309628$435,00023
May665367739$470,00019
June690559759$482,00019
July561580750$475,00015
August526480781$491,00019

A few things stand out:

  • New listings more than doubled from February (253) to June (690), with the big jump in April.
  • Closed sales peaked in June and July, about two months behind the listing surge.
  • Days on market fell from 33 in February to 15 in July.

HomeLight’s analysis of Hartford sales from 2014 to 2024 found that listing in March and closing in June was associated with the highest price, about 14.39 percent above the yearly average. That is HomeLight’s finding, not mine.

When I lined this table up against our own spring, it matched what I had felt for years. The listing calls stack up in the same months, just a few weeks earlier, because the wash has to happen before the photos.

What about fall and winter listings?

In September 2025, GHAR reported 543 new listings, 413 closed sales and 20 days on market for Greater Hartford single family homes. December 2025 was much quieter, with 215 new listings and 22 days on market.

Fewer listings can mean less competition for a well presented house. The catch is the weather: short days and cold nights limit exterior washing, so fall prep is best done before hard frosts.

What Does This Market Mean for Pre Listing Exterior Cleaning Demand?

An honest note first: no public dataset measures cleaning demand. This section puts the published listing numbers next to what we see on our own schedule, and I will keep the two apart.

  • Listings surge from April to June. So the prep before them, washing, painting, landscaping and small repairs, bunches up from March into early June.
  • Homes sell in two to four weeks. The first photos do most of the work.
  • Many houses have years of buildup. NAR’s 2025 Profile, as summarized by Virginia REALTORS, puts typical seller tenure at 11 years. That much north wall algae, pollen film and driveway mildew builds up so slowly that owners stop seeing it.
  • Spring pollen overlaps the listing peak. Connecticut Public has reported that New England tree pollen peaks between the end of April and late May, so a wash done too early can pick up a yellow film before photos.

On older capes and ranches, the usual list is the siding, the north side, the front walk and the driveway. Most of that is a standard pre listing house wash. Painted trim and older surfaces often do better with soft washing in Hartford than with high pressure.

Agents also ask about dark roof streaks, partly because a home inspector may flag roof algae later. Where the streaks are bad, soft wash roof cleaning belongs on the list early, since it takes more planning than a siding wash.

From our side, spring is our busiest time for pre listing work, and in April and May the wait for an open wash day stretches out. That is my observation, not a published number. So the rush lands in a short window because the market itself does.

How far ahead should sellers book exterior work in spring?

My plain advice: in April through June, try to book the wash two to three weeks before the planned photo date. Book earlier if the job includes a roof, a large deck or a lot of driveway.

HomeLight suggests listing two to three months before your target closing period, and exterior prep fits inside that window. Plan backward from the photo date.

For Listing Agents: Keeping Exterior Prep on Schedule in a Fast Market

When several listings go live in the same month, vendor timing becomes the bottleneck. From what agents have told me over the years, a few habits help:

  • Keep a short list of vendors who will commit to a date and show up on it.
  • Book the exterior walk around when the listing agreement is signed, not the week of photos.
  • Share the photo date with the crew so the wash can land close to it.
  • When time is short, agree on what matters most. The front of the house and the walk to the door come first.

If it helps, we can talk to the agent directly when the seller prefers that. We can also send photos after the job, so the agent has a record of what was cleaned.

Driveways and front walks with oil or mildew stains are a job for pressure washing in Hartford. A gutter cleaning is worth adding when gutters are streaked or sprouting plants, and a tired back deck can go on the list as deck and patio cleaning.

For condo associations and property managers, the common areas show up in every unit’s listing. We handle commercial exterior cleaning in Hartford, as well as buildings for associations in Wethersfield and properties in Rocky Hill. One wash of the building and walkways before spring helps every unit at once.

What a Spring Listing Week Looks Like From Our Side

An ordinary spring stretch often starts with a listing agent calling about one house, then mentioning a second coming up soon after. The first is a cape in Wethersfield with vinyl siding, a green north wall and a dark patch on the driveway where a car sat for years.

The photo date is a little over a week out. Our calendar is already full of regular spring work, so we find a gap a few days before the photos.

On the day, the crew washes the front and both sides first, then the north wall with low pressure and a cleaning solution. After that come the front walk, the steps and the driveway.

The roof has some streaks too. We point them out, and the agent and seller decide to leave it for now, because it would not fit before photos. That is a fair call. Not everything has to happen before listing.

The second house is a different case. The seller called in late winter for a May listing. We washed the house and deck on an easy day, and the seller had time to touch up some trim paint afterward.

Same season, same kind of house. The difference was notice.

Those calls landed right as new listings jumped in April in the GHAR table. Our before and after photos show this kind of work on houses around the area. Green siding on the shaded side is common enough here that I have written about algae on north facing walls separately.

Newington and the Towns Around Hartford: A Closer Look

Newington is where we are based, so I looked it up too.

Redfin’s Newington page for August 2026, all home types, shows:

  • Median sale price: $392,240, up 2.5 percent year over year
  • Homes sold: 126, up 12.6 percent
  • Average days on market: 20, compared with 12 a year earlier
  • Sale to list ratio: 106.7 percent
  • Homes sold above list price: 86.3 percent
  • Redfin Compete Score: 90 out of 100, calculated over the last three months

Newington had 30,536 residents at the 2020 census and sits about 8 miles south of downtown Hartford. Its population went from 5,449 in 1940 to 17,664 in 1960, which is why so many postwar capes and ranches line its streets.

Those houses now have decades of weather on their siding, and many have had the same owners for a long time. For Newington sellers, our house washing in Newington is usually where prep starts.

Frequently Asked Questions About Hartford County Home Sales

Is Hartford County a seller’s market in 2026?

By most measures, yes. Redfin reports that 69.0 percent of Hartford County homes sold above list price in September 2026. Zillow said in January 2026 that Hartford metro inventory was 63 percent below 2018 to 2019 levels. Few homes and many buyers favor sellers.

What is the median home price in Hartford County?

It depends on the source. Redfin puts the Hartford County median at $399,107 for September 2026, all home types. GHAR puts the Greater Hartford single family median at $491,000 for August 2026. The GHAR figure covers only single family homes in a different area, so it runs higher.

How long does it take to sell a house in Hartford County?

Recently, about two to four weeks on market. GHAR reported 15 days in July 2026 and 19 days in August 2026 for Greater Hartford single family homes. Redfin’s Hartford County median was 31 days in September 2026.

What is the best month to list a house in Greater Hartford?

GHAR’s 2026 figures show new listings peaking from April to June, with June highest at 690. HomeLight’s 2014 to 2024 analysis linked March listings in Hartford with the highest price premium. Your agent can tell you how that fits your house and plans.

Why is Hartford called the hottest housing market?

Zillow ranked the Hartford metro first for 2026, citing value growth, many homes selling over asking and very low inventory. Realtor.com also ranked Hartford first for 2026, with about half of searches coming from out of state.

How many homes sold in Hartford County in 2025?

The Warren Group reported 6,643 Hartford County single family sales in 2025, up 1.8 percent, with a median of $385,000 (The Commercial Record, January 2026). GHAR counted 4,757 single family closed sales in its Greater Hartford area.

Should I clean the outside of my house before listing?

Most agents think so. In NAR’s 2023 Remodeling Impact Report on outdoor features, 92 percent of REALTORS said they have suggested sellers improve curb appeal before listing. A clean exterior is one of the simplest ways to do that before photos.

When should I book pressure washing before a spring listing?

For an April to June listing, aim for two to three weeks before your photo date. Book earlier if you also need roof cleaning or a large deck done.

Planning a Hartford County Listing? Start With the Calendar

I started with a simple question: why do our listing calls come in such a tight bunch? The answer turned out to be simple too. New listings here more than double between February and June, and homes sell in a few weeks. The prep calendar follows the listing calendar, just a little earlier.

So the main thing I take from the data is that the timing of the prep matters almost as much as the price. Booking the wash around the listing date, not after it, makes the whole week easier.
