The Best Time of Year to Pressure Wash Your Home (And When to Absolutely Avoid It)

Every year, around the same two stretches, our phone starts ringing off the hook. It’s not a coincidence.

After more than twenty years washing homes around Kingwood, we’ve learned exactly when our weather cooperates  and when it fights us. Most advice online is written for places that get snow and road salt. That’s not us.

So here’s the honest, Houston-area version of when to pressure wash your home, and the times we’d tell you to wait.

What’s the best time of year to pressure wash your house?

In the Kingwood and greater Houston area, the best windows are late winter to early spring (February through April) and fall (October through November). Temperatures sit in that comfortable 60–80°F range, humidity dips, surfaces dry quickly, and mold and mildew are far less likely to bounce right back.

That’s the short answer. But the “best month” really depends on what you’re cleaning and why. Here’s how we think about it.

What’s the best month to pressure wash a house in our area?

We don’t have four hard seasons like up north. We have a long warm stretch, a short cool one, and a whole lot of humidity in between. That changes the math.

Late winter and early spring (February–April)

This is our favorite window, and it’s usually the busiest.

A late-winter wash clears off the grimy film that builds up over the cooler months. Do it before the oak pollen peaks, and your home stays clean right through that yellow-dust season.

Fall (October–November)

Fall is our strong runner-up, and honestly it’s underrated.

By October, your home has soaked up a whole summer of heat, humidity, and mildew. A fall wash strips all that off and gets the house looking sharp before the holidays roll in.

Pick spring if you want that fresh-start look and want to beat the pollen. Pick fall if you host for the holidays or want to undo summer’s buildup.

Can I pressure wash in October? (And other month-by-month questions)

Short answer: yes  and in our area, October is one of the best months you could pick.

October and fall — go for it

Mild temperatures, lower humidity, and shorter dry times make fall close to perfect here. If someone tells you “you can only pressure wash in spring,” they’re repeating advice meant for snow country.

Summer (June–September) — doable, with caveats

We work all summer, so it’s far from off-limits. But Houston summers add a few wrinkles.

Blazing midday heat can dry cleaning solution before it does its job, leaving streaks. And our famous afternoon thunderstorms can roll in fast, so we plan summer work for mornings.

Winter (December–February) — usually fine, with one exception

Most of our winters are mild enough to wash without a second thought.

The exception is a hard freeze or a strong cold front. When temperatures drop near freezing, we hold off  and the next section explains exactly why.

When should you NOT pressure wash your house?

Knowing when to skip it matters just as much as knowing when to book. This is where experience saves you money and your home from damage.

Bad weather windows to avoid

We hold off washing when conditions are working against us:

  • Near or below freezing temperatures
  • High wind (it scatters spray and makes the work unsafe)
  • Right before heavy rain (you lose the clean and waste the visit)
  • Blazing midday heat (cleaning solution evaporates too fast)

A wash done in the wrong window often won’t last and that’s the opposite of what you’re paying for.

At what temperature should you not pressure wash? How cold is too cold?

The simple rule: don’t pressure wash below about 40°F, and never near freezing (32°F).

Why freezing matters, even in Houston

Cold water can freeze in cracks, seams, and on walkways. When it freezes, it expands — and that puts stress on surfaces and turns your driveway into a slip hazard.

Cold also makes cleaning solutions sluggish, so you get a weaker clean for the same effort. We get a handful of hard freezes a year here, and those are simply wait days for us.

We’d rather tell you to hold off three days than rush a job that won’t hold up. That honesty is part of why folks keep calling us back.

Surfaces and things to never pressure wash

Timing isn’t the only “avoid” list. Some things should never see high pressure at all:

  • Asphalt-shingle roofs — high pressure blasts off the protective granules
  • Old or soft brick and mortar — loose material gets stripped away
  • Pre-1980s siding — older homes may hide asbestos that pressure can release
  • Electrical fixtures and outdoor outlets — an obvious safety hazard
  • AC condenser units — pressure bends the delicate fins
  • Windows — high pressure can crack glass or force water past the seals

Why these usually need soft washing instead

For roofs, siding, and other delicate surfaces, the right tool is soft washing  low pressure plus a cleaning solution that does the work gently.

Most of the damage we get called to fix started as high pressure used where soft washing belonged. Knowing the difference is the whole job.

How often should you pressure wash your home and driveway?

Our humidity grows mold and algae faster than drier climates, so “once a year” is the floor here, not the ceiling.

Plan on a full house wash once a year. Shaded or north-facing walls that grow mildew fast often do better with two washes a year.

Your driveway

A driveway usually does well with an annual clean, though high-traffic or heavily shaded driveways in our humidity can need it every six months. You’ll know it’s time when the concrete starts looking green or gray in the corners.

One thing we’ll always tell you: don’t overdo it. Too-frequent high pressure can wear down older concrete, so we match the schedule to your actual surfaces.
